Belfair

Belfair’s homes went up largely through the late 1990s and 2000s, which puts many of them on a second roof or overdue for one. The custom builds here carry complicated rooflines — multiple hips, dormers, deep valleys, a chimney or two — and every transition is somewhere water goes looking for a way in. What we find most on Belfair inspections is worn valley metal, cracked step flashing at chimneys and sidewalls, and pipe boots that dried out a decade before the shingles did. The architectural review committee keeps a tight list of approved colors and profiles, so we assemble the submittal packet before we ever schedule a tear-off.

Rose Hill

Rose Hill sits under some of the heaviest tree canopy in Bluffton, and that canopy is the whole story. Oak and pine litter mats in the valleys and behind chimney crickets, holds water against the shingles, and turns gutters into planters by August. North-facing slopes go black with algae and, in the shadiest corners, grow moss that lifts shingle tabs from underneath. We clear the drainage first, then look at what the trapped moisture has already done to the decking. On homes still wearing their original roof we usually recommend an algae-resistant shingle, correctly sized gutters, and a standing maintenance schedule instead of a phone call every time it rains.

Sun City

Sun City Hilton Head is thousands of homes built out in phases, which means whole streets reach roof-replacement age within the same couple of years. A lot of our calls here start with “my neighbor just did theirs.” The honest answer is not always yes: plenty of these roofs have real life left and need a pipe-boot swap, a ridge-vent reseal, or a lanai-roof repair rather than a full tear-off, and we will put that in writing. When replacement genuinely is due, we work inside the community’s standards on color and profile, protect the drive and the beds, and offer 0% financing so a roof need not come out of savings all at once.

University Park

University Park is newer construction off Buckwalter, and newer construction fails in its own predictable order. The shingle field is usually fine; it is the builder-grade accessories that go first — rubber pipe boots that crack and split somewhere around year ten to twelve, ridge vents fastened short, and bath exhausts dumped into the attic instead of out through the roof. Add thin attic ventilation and the deck cooks the shingles from below. Most of what we do in University Park is small, inexpensive, and preventative: a boot replacement and a ventilation fix now, rather than a stained ceiling and a warranty argument later.
