What Savannah roofs are up against

Salt reaches further inland here than people assume. On the islands and along the tidal creeks, airborne salt works on exposed fasteners, vent collars, and flashing years before the roofing material itself is finished — which is why we spec corrosion-resistant metals and coastal-grade accessories on island work as a matter of course rather than as an upsell.

Trees do the rest. Live oak and pine canopy keeps north-facing slopes damp into mid-morning, feeding the algae that streaks them black and the moss that lifts shingle tabs from below. Needles and leaves mat into valleys and behind chimney crickets, and gutters clog until the overflow runs behind the fascia. Most of what our maintenance visits do in Savannah is keep water moving.

Work inside the Historic District runs on different rules: the city’s historic review process governs what can go back on a visible roof, material substitutions are not automatic, and the staging problem — narrow lanes, no room for a dumpster, party walls on both sides — has to be solved before the roofing problem. The Landings

The Landings sits on Skidaway Island with marsh on nearly every side, and its roofs age the way coastal roofs do: salt working on fasteners, vent collars, and flashing, and tall pines dropping needles into every valley. Many homes here date from the island’s earlier build-out and are on a second or third covering, often with low-slope sections over sunrooms and screened porches that need a different system than the main shingle field — a detail plenty of roofers get wrong. Exterior changes go before the community’s review process, so we put color, profile, and product data in front of the committee before we order material.

Savannah Quarters

Savannah Quarters is Pooler-side golf-community construction, mostly 2000s and newer, and the roofs behave accordingly. The subdivision is open — little mature canopy between the streets and the weather — so wind gets a clean run at ridge caps and rake edges, and summer sun works on dark shingles with no shade to soften it. What we replace here is rarely the field shingle and usually the parts around it: ridge cap lifted by a squall line, split pipe boots, and flashing sealant that gave up early. Covenants govern color and profile, and we handle that paperwork with the HOA as part of the estimate.

The Historic District

Downtown roofs are slate, standing-seam metal, and low-slope membrane hidden behind parapets, tied together with copper valleys, built-in box gutters, and chimney flashing that has been patched by several generations of roofers. Exterior work goes through the city’s historic review process, and material substitutions are not a given — so we scope the job around what will actually be approved rather than what is cheapest to install. Access is its own project: narrow lanes, nowhere to stage a dumpster, and neighbors sharing both party walls. We plan the logistics before we plan the roof, and we price both.

South Bridge

South Bridge is an established golf neighborhood on Savannah’s west side, and most of its homes are far enough along to be on a second roof. Two things drive our work orders there. Pines fill the valleys and gutters and occasionally put a limb through the decking. And age does the rest: twenty-plus-year-old shingles that have shed their granules into the downspouts and gone brittle at the edges, so they crack when a roofer walks them. We check the attic side on every South Bridge inspection, because a limb strike that looks cosmetic from the driveway has often cracked the sheathing underneath.

Tybee Island

Tybee is the harshest roofing environment we work in, full stop. Oceanfront salt air corrodes exposed fasteners, vent collars, and flashing years before the roofing material is finished, and an island with no shelter takes tropical wind straight on. Many Tybee homes are elevated on pilings with low-slope porch and deck roofs tucked under the main roof — a junction that leaks if it is flashed casually. We spec corrosion-resistant metals and coastal-grade accessories here as standard, and standing-seam metal is our usual recommendation. Rental turnover is constant, so we schedule around bookings and tarp the same day when a storm opens something up.

Wilmington Island

Wilmington Island runs to ranch-scale roofs from the mid-century through the 1990s, very often with a low-slope addition, carport, or Florida room grafted onto the original structure. That junction between a steep shingle field and a nearly flat add-on is where we find most of the leaks, usually because someone ran shingles down a pitch they were never rated for. Tidal creeks keep salt in the air on all sides and the oak canopy keeps north slopes damp and streaked. Older decking is common here, so we price the possibility of sheathing replacement up front instead of springing it on you mid-tear-off.

Stonebridge

Stonebridge is an established west-side Savannah neighborhood with mature pines over most of its streets, and the roofs carry the classic canopy problems: needle mats packed into the valleys, gutters clogged until the overflow runs behind the fascia and rots the board, and algae streaking down every shaded slope. Homes at this age are generally past their first roof, so the questions we get here are honest repair-versus-replace questions. We answer them with photographs from the roof and from inside the attic, an itemized written scope, and no pressure to buy more roof than the house actually needs.
