A roof is a system, not a surface

The shingles get the compliments, but they’re only the visible layer of a machine with seven or eight working parts. When Ragsdale Roofing and Innovations installs a new roof, every layer is chosen and fastened for coastal South Carolina:

• Decking — the structural sheathing everything else depends on, inspected and fastened to spec before a single roll of underlayment goes down.
• Underlayment — the water-shedding blanket over the deck; we spec synthetics that stand up to Lowcountry heat and humidity.
• Ice-and-water barrier — self-sealing membrane at valleys, penetrations, and other spots where wind-driven rain concentrates. Ice isn’t our enemy here; sideways tropical rain is.
• Drip edge — metal edging that keeps runoff out of the fascia and into the gutters.
• Flashing — formed metal at chimneys, sidewalls, and skylights, where most future leaks are either prevented or planted.
• The roof covering — architectural shingle, standing-seam metal, or tile, nailed and sealed to manufacturer spec and coastal wind code.
• Ventilation and ridge — intake at the eaves, exhaust at the ridge. In our climate, a poorly vented attic can cook a roof from below and breed the moisture problems you hired a roof to prevent.

Skip or shortcut any layer and the roof may look fine for years — right up until the first serious storm finds the gap. Because our crews are in-house employees rather than piecework subs, nobody on your roof has an incentive to hurry past the parts you can’t see.

Working with builders, GCs, and homeowners

Much of our installation work comes through builders and general contractors who need a roofing partner that hits framing-driven schedules. We show up when the deck is ready, coordinate inspections, keep the site clean for the trades behind us, and communicate through one point of contact so your superintendent isn’t chasing a crew leader who doesn’t answer. Building a custom home, an addition, a garage, or a pool house yourself? We’re just as comfortable working directly with you — and translating the jargon as we go. For new commercial buildings, our commercial installation team handles flat and low-slope systems the same way.

Picking the right material for the neighborhood

Material choice on a new build is about more than taste. Architectural shingles deliver the best cost-to-lifespan ratio and the widest color range. Metal earns its premium on exposed and marsh-front lots where wind and salt air punish everything else, and it pairs beautifully with Lowcountry vernacular architecture. Tile suits Mediterranean designs but must be planned with your builder early, because the structure has to carry the weight. We’ll give you the straight trade-offs — cost, lifespan, wind performance, maintenance — and a recommendation we’d make for our own house.

HOA and architectural review, handled

From Palmetto Bluff to Sun City to the plantations of Hilton Head Island, much of the Lowcountry builds under the eye of an architectural review board. We’ve been through those approvals many times: we supply the product data, color samples, and wind-rating documentation your ARB asks for, and we build to the letter of what was approved. It’s a small thing that saves homeowners weeks of back-and-forth — and the occasional expensive do-over.

What the timeline looks like

1. Estimate and spec: a free, written, itemized proposal — materials, layers, timeline, and warranty terms spelled out.
2. Approvals and ordering: ARB submittals if needed, then materials ordered and staged so weather windows aren’t wasted.
3. Dry-in: underlayment, barriers, drip edge, and flashing — the house is protected even before the finished roof goes on.
4. Finished roof: most residential shingle installations take one to three days on site; metal and tile run longer. You’ll know the schedule before we start.
5. Final walkthrough: photo documentation, magnetic nail sweep, and a clean site for the next trade — or for your moving truck.
