What goes into a low-slope roof done right
A flat or low-slope commercial roof isn’t one product — it’s an engineered assembly, and every layer earns its place:
- The deck. Steel, wood, or concrete — we verify it’s clean, dry, and ready before anything goes down, because every layer above inherits its condition.
- Insulation. Rigid boards sized to meet the energy code and, where the design calls for it, tapered to build positive slope into a structurally flat deck.
- Cover board. The unsung hero of a durable roof — a dense layer that protects the insulation from foot traffic, hail, and dropped tools for the next few decades.
- The membrane. The waterproofing layer itself, attached per the specified method — mechanically fastened, fully adhered, or induction welded — with every seam and penetration detailed to manufacturer requirements.
- Edge metal and terminations. Coastal wind gets its first grip at the roof edge. Perimeter metal, copings, and terminations are fabricated and fastened for the wind zone this coast actually lives in, not a generic detail from a milder market.
Drainage designed for Lowcountry rain

On a low-slope roof, that water has to be gone before it becomes a load or a leak. We work with your design team on tapered insulation layouts, crickets behind curbs, and properly sized drains, scuppers, and overflows — so the roof sheds water by design rather than ponding by accident. It’s the least glamorous part of a roof package and the one that most decides how long the roof lasts.

Commercial work runs on documentation, and we don’t treat it as an afterthought. During the install we coordinate inspections, and at closeout you receive the executed warranty documentation and as-built photo record without having to chase us for it.
