Tear-off or overlay?
When replacement is the right call, the next fork in the road is whether to tear the old roof off or install a new system over it. An overlay (a recover) can save real money and time when the existing assembly is dry and code allows it — but it should never be used to bury wet insulation, and most roofs only get one. A full tear-off costs more up front, but it lets us start from a sound deck, fix hidden problems, and install the assembly the manufacturer’s warranty assumes. We’ll price both paths where both are viable, and tell you plainly when one of them is a false economy.
