Almost always algae — a common cosmetic issue in our humid coastal climate, not dirt or rot. It won’t destroy a roof quickly, but it can shorten shingle life over time and it certainly ages a home’s appearance. Avoid pressure washing, which strips protective granules. Soft washing handles existing streaks, and algae-resistant shingles or zinc strips prevent their return; we can advise on both during a maintenance visit.

Salt air, humidity, and heat cycling age roofs faster here than inland, but with proper installation and maintenance you can expect roughly 25–30 years from architectural asphalt shingles, 40–50 from a quality metal system, and 50 or more from concrete or clay tile on a structure engineered to carry it. Ventilation and upkeep matter as much as the material — a neglected premium roof can fail before a well-kept budget one.

Before June, have the roof inspected for loose or lifted shingles, aging sealant, and weak flashing; clear gutters and trim back overhanging limbs — live oaks and pines are the Lowcountry’s most prolific roof-breakers.
