When replacement beats repair
We repair roofs every week, and we’ll always tell you when a repair is the smarter spend. But there’s a tipping point every roof reaches. If your shingles are into their third decade, if granule loss has left them bald and brittle, if leaks are showing up in new places each season, or if the deck flexes underfoot — you’ve moved from “fixing a roof” to “paying to postpone the inevitable.” In the Lowcountry there’s a second consideration too: an aging roof that might limp through a mild year can fail catastrophically in a tropical storm, taking drywall, flooring, and furniture with it. Replacing on your schedule always costs less than replacing on the weather’s.

Choosing your material
Architectural asphalt shingles
The value leader on the coast. Modern architectural shingles carry strong wind ratings, come in colors that satisfy the pickiest architectural review board, and typically serve 25–30 years here. Best fit: most Bluffton, Okatie, and Sun City homes where budget and curb appeal both matter.
Metal roofing
Standing-seam metal costs more up front but often outlasts two shingle roofs, shrugs off salt air, and reflects summer heat enough to trim cooling bills. Its hurricane performance is why it’s spreading across Hilton Head Island. Best fit: owners planning to stay put, marsh-front and exposed lots.
Tile roofing
Clay and concrete tile bring unmatched character and 50+ year potential, but the weight demands a structure engineered to carry it. Best fit: Mediterranean-style architecture and homes already framed for tile.
What replacement week actually looks like
- Before day one: materials are delivered, landscaping and pools are protected, and you get a real start date — one we hit.
- Day one — tear-off: old roofing comes off down to the deck. This is where corners get cut in this business; it’s also where we inspect every sheet of decking and replace anything soft or rotten at a per-sheet price you saw in writing beforehand.
- Dry-in: underlayment, ice-and-water protection at valleys and penetrations, and new drip edge go down the same day, so your home is never left open to an afternoon storm.
- Roofing days: shingles, metal panels, or tile are installed to manufacturer spec and coastal wind code — correct nailing patterns, sealed penetrations, new flashing, proper ridge ventilation. Most shingle homes finish in one to three days; metal and tile take longer.
- Cleanup and walkthrough: magnetic sweeps for nails across the yard and driveway, debris hauled off, and a final walkthrough with photos of the finished system.
